New Canaan Home Offers Luxurious Living In Town

NEW CANAAN, Conn. -- Luxurious living does not always require huge acreage on the outskirts of town. Maria Palladino of William Raveis Real Estate is marketing a property at 120 Orchard Drive in New Canaan that offers in-town living, manageable property and best-in-class features.

“What I really like about the home is the location and the quality,’’ Palladino said. “Everything in the house is high-end quality. It’s very spacious all the way through the house. It’s very unusual for an in-town home.”

The four-bedroom Colonial includes 5,627 square feet plus a bonus room, four full baths and two half-baths on .33 acres. It was built in 2005 and is being offered for $2,795,000. Complete information can be found on the listing website.

The location also offers quick and easy accessibility, either by car, bike or foot, to schools, parks, shopping and restaurants. “It’s a huge time saver for parents,’’ Palladino said. “The ride to school is a very short distance. Many parents are shuttling kids to a lot of different activities. With this home, many of those locations are just a short ride away.”

The home features many interior notables as well. The Chef’s Kitchen includes high-end appliances and a pantry that includes food storage. It is complemented by a large dining room that can stage large dinner parties. “The home was designed for entertaining,’’ Palladino said.

A stunning two-story foyer greets visitors. The bedrooms feature nice hardwood floors, and all the rooms are tastefully painted. “Some people want to visit,’’ Palladino said, “just to see how it has been painted and decorated.”

One of the other main features is a walk-up attic with a pool table, Foosball table, exercise room and reading area for children. Many of the features in the room are usually things associated with a basement. The basement at the home is a legal living space though, that could be used for a live-in guest or rental.

There is also a workshop off of the garage for landscaping equipment and power tools, which reduces clutter in the garage itself and helps keep it neat and clean.

Despite its spaciousness inside, the home size does not overwhelm the block. The exterior is expertly maintained and wouldn’t require extensive or costly cleanup in the next Sandy-sized superstorm.

“It’s a nice sized property that you can maintain meticulously,’’ Palladino said. “It’s situated very much in a way that you have a nice backyard and a nice front yard. It’s a nice, small piece of property.”

This custom home was built by award-winning builder D. Palladino & Son Construction.

“It’s a very unique, one of a kind home,’’ Palladino said. “It’s well thought out. It was designed to offer conveniences that most people would like to have, but probably never have a chance to get.”

An open house will be held at the home on May 3, 2015 from 1:00 to 4:00 p.m.  For more information about the home or open house visit the listing website, or contact Palladino at 203-273-4879 or Maria.Palladino@raveis.com.
